Booking terms

1. Your booking

A booking becomes confirmed when we receive your payment (the deposit or the full amount, depending on the rate you chose). Card payments are confirmed straight away. We confirm every booking by email.

If you pay by bank transfer, your dates are held for you for 48 hours from your request and closed to other guests on every channel. Your booking is confirmed once the transfer reaches our account and we email you. If the payment has not arrived within 48 hours, the hold ends and the dates are released automatically. If a late payment arrives after the dates have been taken, we refund it in full.

2. Rates and cancellation

Flexible rate

• 30% deposit at booking, balance on arrival.
• Cancel 14 days or more before arrival: your deposit is refunded in full.
• Cancel less than 14 days before arrival: the deposit is kept and nothing further is due.

Non-refundable rate

• The full amount is paid at booking.
• No refund if you cancel or change your dates.

If you arrive late or leave early, the unused nights are not refunded.

Stays booked less than 14 days before arrival are offered at the non-refundable rate only.

3. Payment

• At booking: by card (processed securely by Stripe) or by bank transfer.
• Balance on arrival (flexible rate): in cash or by bank transfer.
• Refunds go back to the card or account the payment came from, normally within 5 working days.
• There is no booking fee and no surcharge for paying by card.
• We issue the invoice for your stay once it has been paid in full.

4. Tourist tax

The Comune di Affi charges a tourist tax of €1 per person per night, paid on arrival. Guests aged 14 and under are exempt.

5. Arrival, departure and registration

• Check-in between 15:00 and 20:00. Check-out by 10:00.
• We open the gate and welcome you in person. If you expect to arrive after 20:00, please tell us in advance.
• Italian law requires us to register every guest with the police. Please bring a valid ID card or passport for every guest.

6. The house

• The whole guest house sleeps up to 8 guests; each suite sleeps up to 4. Only registered guests may stay overnight.
• From the 5th guest in the whole house there is an extra charge of €15 per person per night, already included in the price shown when you book. Infants under 2 are free.
• No pets.
• No smoking indoors. Smoking is allowed outside.
• No parties or events. Visitors who are not staying are not permitted, including at the pool.
• Please respect quiet hours and the neighbours.
• The pool and the grounds are used at your own risk. Children must be supervised at all times.

7. Damage

You are responsible for any damage caused during your stay beyond normal wear. Please tell us straight away if something breaks.

8. If we have to cancel

If we cannot host you for reasons beyond your control (for example serious damage to the property), we refund everything you have paid in full. Our liability is limited to that refund.

9. Right of withdrawal

Accommodation booked for specific dates is excluded from the 14-day right of withdrawal for distance contracts (art. 59 of the Italian Consumer Code, EU Directive 2011/83). The cancellation terms in section 2 apply instead.

10. Privacy

We use your details only to manage your booking, register your stay as the law requires, and contact you about it.

11. Law

These terms are governed by Italian law. This does not affect any mandatory consumer rights you have in your country of residence.
